Shim is a commissioned-report service operated by Field Assembly LLC, a Massachusetts limited liability company. Shim produces written research and analysis reports for real estate transactions. Reports are informational products: they summarize, analyze, and organize information drawn from documents you provide, public records, and the operator's applied judgment.
Shim is not a law firm. Shim is not a licensed real estate brokerage. Shim is not a licensed appraisal company. Shim is not a home inspection company. Shim is not a financial advisory firm. Shim is not an engineering or environmental consulting firm.
No Shim report, and no communication from Field Assembly, constitutes legal advice, real estate brokerage advice, an appraisal, a home inspection, financial advice, or any other form of regulated professional advice. Field Assembly does not hold any professional license in connection with the Shim service.
Commissioning a Shim report does not create an attorney-client relationship, a fiduciary relationship, or any other professional relationship beyond the commission engagement described in the Terms of Service.
Reports produced by Shim are not legal advice and must not be relied upon as legal advice. Nothing in any report, intake form, website content, or communication from Field Assembly:
Real estate transactions regularly involve questions of contract law, disclosure obligations, statutory rights, title issues, landlord-tenant law, and other legal matters that require the advice of a licensed attorney. Shim reports may surface issues or questions that should be taken to a licensed attorney — they do not resolve those issues.
Shim's Appraisal Reconsideration report is a research-based argument. It is not an appraisal, an appraisal review, a desk review, or a restricted-use appraisal as those terms are defined under the Uniform Standards of Professional Appraisal Practice (USPAP) or any applicable state appraisal licensing statute.
Field Assembly is not a state-licensed or state-certified real property appraiser. The Appraisal Reconsideration report is not the work product of a licensed appraiser. It does not carry the certifications required of an appraisal under USPAP, and it should not be represented to any lender, government agency, or court as an appraisal.
An Appraisal Reconsideration report provides a structured, research-supported argument for reconsideration of a specific appraised value. Whether a lender accepts that argument is at the lender's sole discretion. Field Assembly makes no representation that submission of a Shim Appraisal Reconsideration report will result in any change to an appraised value.
Shim's Inspection Analysis report is an analysis of a third-party home inspection report that you provide. It is not a home inspection. Field Assembly does not physically inspect any property in connection with producing an Inspection Analysis.
Field Assembly is not a licensed home inspector. The Inspection Analysis report does not supersede, replace, or constitute a second opinion on the home inspector's findings. The operator does not verify the accuracy of the inspector's observations and does not assess the condition of any property.
The Inspection Analysis report summarizes, categorizes, and analyzes the findings already contained in the inspection report you provide. It does not identify defects not documented by the inspector. Clients should not assume that a property is free of defects because those defects are not addressed in a Shim report. If you have questions about the findings in an inspection report, consult the inspector directly or commission a follow-up inspection by a licensed professional.
Shim is not a licensed real estate brokerage. Field Assembly does not hold a real estate broker's license in Massachusetts, Georgia or any other jurisdiction. No Shim report or communication:
Shim reports provide analysis that may inform a client's decisions in a transaction. The decision to act, negotiate, proceed, or withdraw remains entirely with the client and any licensed real estate professionals the client engages.
Shim reports may reference or summarize information about structural components, mechanical systems, environmental conditions, or other technical matters as reflected in the source documents you provide. This does not constitute engineering analysis, structural assessment, environmental consulting, or any other form of licensed technical professional service.
If a Shim report surfaces a finding that may have engineering, structural, environmental, or other technical implications, consult an appropriately licensed professional — structural engineer, environmental consultant, licensed contractor — before relying on that finding.
Shim reports are produced using LLM-assisted document extraction and classification (specifically, Anthropic's Claude API), followed by review and judgment by a trained human operator. All findings in a delivered report have been reviewed by the operator before delivery. Reports are not generated automatically — operator review is a required step in every commission.

Real estate law, disclosure requirements, contingency structures, statutory windows, permit regulations, and professional licensing requirements vary significantly by state, county, and municipality. Shim reports are designed to reflect jurisdiction-specific requirements for supported markets. However, Field Assembly does not represent that reports are current with all applicable local requirements or that they capture every jurisdiction-specific issue relevant to your transaction.
Clients operating in jurisdictions not currently supported by Shim should consult a local real estate attorney before relying on any analysis. Currently supported markets are listed on the Shim website and in the commission intake for each report type.
Shim reports are intended to be used as one input among several in the context of a real estate transaction. They are designed to surface, organize, and analyze information so that clients and their advisors can act more effectively. They are not designed to replace the judgment of licensed professionals, and they should not be used that way.
